My parent hasn't agreed to move yet. Is it too early to talk to you?

No — this is usually the right time. Most families we work with reach out before anything is decided, just to understand the options and the realistic timeline. Nothing gets listed, and nothing moves, until your family says so.

The house isn't in my name, and I'm not sure who legally can sell it. What now?

That's common, especially with a trust, a will still in probate, or multiple heirs. Part of the first consultation is sorting out who has authority to act and what documentation is needed, and pointing you to an estate attorney if one isn't already involved.

The house needs real work before it could sell. Do we have to fix it up first?

Not necessarily. Many senior-owned homes sell as-is to buyers or investors who plan to renovate anyway. Part of the valuation is telling you honestly whether repairs would pay for themselves or whether an as-is sale nets the family more.

What does this actually cost us?

The initial consultation and home assessment cost nothing. If the family decides to sell, compensation works like any real estate transaction — paid from proceeds at closing, discussed and agreed to in writing before any listing begins. No surprise fees.
